The Room to Invest Concept

Each investor is allocated seven nights in each Hotel room of their choice per year. Each seven night period will be allocated at random in a different month and quarter each year to ensure that investors' are not unfairly prejudiced. A rotational room reservation system will ensure that all rooms are allocated on a fair basis. Over the seven night period investors will receive 75% of the room income generated by their room which is estimated to procure an average annual return of 7.5% and up to 10% if a Senior Suite is purchased. These returns are based on existing occupancy rates at the Hotel and exclude any capital appreciation. Uhu Villa is an all seasons hotel and enjoys strong occupancy.

Each investor will be entitled to a proportion of the sale proceeds solely attributable to his Hotel room(s) if the Hotel is disposed of after deduction of any relevant sale costs and expenses including taxes on sale proceeds. If Room Rights for an investor's Hotel room are not sold for all 52 weeks of the year such investors will be entitled to a larger percentage of proceeds attributable to his Hotel room to be determined by the Company on a pro rata basis depending on the number of investors per Hotel room.
